PRE CONSTRUCTION SERVICES

South Bay Construction Company provides all the pre-construction services required to complete a construction project that meets the needs of the user and budget goals. It is prudent to involve South Bay Construction early in the planning of a project as a team player. Our expertise has proven to accurately calculate the project cost and define the overall schedule. This cost effective approach identifies the materials and systems early on--which affects overall cost and schedule. This allows the design team and client to make intelligent and effective decisions.

Estimating:

South Bay Construction's staff has over 250 years of combined estimating skills. Our years of hands-on experience allows us to identify areas where significant cost savings can be utilized to produce true savings for the client. South Bay Construction has produced and developed through its employees, an estimating system that conforms to the Construction Specifications Institute (CSI). This in fact, accurately identifies every line item--so we can compare our budget with the final estimate. South Bay Construction has always provided estimates on conceptual plans, schematics, and through the design development, has always kept the design team and clients fully aware of all costs at each phase of development. Thus, the costs are known at all times.

Value Analysis:

South Bay Construction, along with the design team, will explore every opportunity to reduce the overall cost, and not sacrifice the quality of the proposed construction system. We will compare multiple systems and make suggestions based on quality, performance and maintenance. We place a significant emphasis on the structural design and it's components as it relates to the U.B.C. Requirements and overall effect on the architectural elements. South Bay Construction maintains a library of historical cost data, current pricing, performance data, maintenance data and current state of the art products. All of South Bay Construction's pertinent data will allow the client/architect to make informed and accurate decisions promptly--enabling the team to accurately control the cost and overall schedule.

Scheduling:

South Bay Construction develops a schedule using Microsoft Project identifying all of the critical activities.

Procurement:

South Bay Construction will advise the client/architect of lead times for all materials and equipment being proposed. This enables the architect to develop documents in a concise and timely manner. The client also benefits from this review, knowing that the schedule is attainable enables them to take advantage of alternative pricing if so desired. South Bay Construction and it's team will prepare a schedule reflecting all early order items as well as delivery dates before and through the construction process.

QUALITY CONTROL

Sub-Trade Process:

South Bay Construction has always operated on a team concept ensuring client service, quality, responsible subcontractors and competitive pricing. This allows the client to maximize their investment. Our process is as follows:

  1. Solicit and pre-qualify bidders based on their experience, reputation and financial strength. The process and final selection should include both the design team and the client.
  2. Thoroughly review the documents and instruct the bidders as to their scope of work. Through many years of experience, this review has identified potential construction problem areas.
  3. Review all subcontract proposals for scope and accuracy. We also encourage the architect and client to participate in this process.
  4. Prior to sub-trade award, we thoroughly review insurance requirements and their implementation again to insure the client's best interests are not being compromised.

Construction Services/Quality Control:

For 25 years, South Bay Construction has maintained a quality assurance program we update as required, in order to facilitate the changing requirements. We regularly educate and train all of our employees through specific seminars regarding new techniques and upgrading our control methods. South Bay Construction daily inspects the material furnished and work performed to assure they are in accordance with the specifications and contract documents. At South Bay Construction, we believe in doing it correctly the first time. Most importantly, we always put the client's best interest first.

Schedule Control:

South Bay Construction is committed to achieving and improving the scheduled completion date. South Bay Construction's onsite program includes:

  1. Management of the construction effort
  2. Management of subcontractors and their schedules by controlling the duration of tasks.
  3. Prepare updated weekly schedules.
  4. Coordinate through management the direct work efforts of all subcontractors.
  5. Conduct pre-construction conferences.
  6. Hold subcontractor performance and planning briefings.
  7. Coordinate and confirm long lead deliveries.

Coordinate and minimize interface problems. Problems that do arise are addressed immediately and recovery plans are implemented so as not to affect completion dates.

PROJECT STAFFING

South Bay Construction considers the formation of a project team one of our most important responsibilities in assuring the successful completion of a project. Our personnel has been educated and trained with the necessary knowledge and ability to overcome many obstacles-as well as devise and recommend solutions. Our proven abilities have given our customers confidence when selecting South Bay Construction as their contractor. We become your agent representing your interests on design and construction. We successfully bring our special expertise to the table and become an extension of our client's staff.

Project Principal:

Every project has at least one of our principals involved. Our principal will oversee pre-construction and construction. They will work solely with the design team, the client and the architect to ensure the client's and project's needs are being accomplished. They will also assist and manage the project along with our staff to assure the project completion.

Project Manager:

The project manager will assume the leadership and responsibility role for our construction effort. During pre-construction and construction phases our project manager will be dedicated to fulfilling the requirements of your specific needs by providing solid direction and proven control programs. Our project managers have years of experience and make the client's best interest their main concern.

Project Engineer:

The project engineer will assist the project manager during pre-construction and construction phases. Our project engineer will coordinate between the sub-contractors, architect, superintendent and project manager. Their daily responsibilities include submittal review, RFI's, schedule control, project coordination.

Project Administrator:

The project administrator is responsible for office and clerical activities. Their involvement begins during the bid process and will continue through final close out / warranty binders.

Project Superintendent:

Our project superintendents are responsible for supervising the construction effort in the field in conjunction with the project manager & project engineer. Their involvement begins during the pre-construction phase through the project move-in. Our project superintendents have many years of hands-on experience providing a critical platform for the project team to explore. We effectively analyze and determine the most cost-effective way to accomplish the construction effort while maintaining a high level of excellence.

PROJECT ADMINISTRATION

South Bay Construction's onsite personnel are responsible for the following:

  1. Coordinating the field construction effort.
  2. Review subcontractor schedules for compliance, including updates and recovery.
  3. Schedule weekly with subcontractors, architects and the client's representative to:
    1. Review progress and schedule.
    2. Review safety requirements and compliance daily.
    3. Discuss and provide plans for various issues.
    4. Coordinate consultant and design team implementation.
    5. Track RFI's.
    6. Coordinate all inspections. Provide onsite documentation.
    7. Update schedules and circulate.
    8. Provide compliance inspections for specified quality levels.
    9. Prepare project completion documents.
    10. Support client and architect in generating punchlists and completion schedules.
    11. Assist the client with move in.

Progress Billings:

South Bay Construction will evaluate subcontractor request for payment for validity of work completed and make recommendations to the client for the proper amount. We typically use the AIA G702 Format, but can adapt to most formats, as requested.

South Bay Construction has always paid subcontractors on time. We have implemented a subcontractor lien release procedure which protects the client's interest at all times.
