Project Spotlight: BioSquare, a place to construct the future

We are proud to have worked with Blue Rise Ventures and DES on this market-ready life sciences space. The purpose of this project was to build an incredible home for the next generation of great biotech and life science companies in the South Bay.

The Rise of Biotech in the Bay

Biotech and life science developments have been on the rise in the Bay Area. We’re thrilled to be on the cutting edge with this project. BioSquare Silicon Valley is the first major repositioning of office to life science real estate in San Jose, and the full campus itself spans seven total buildings and 465k sq. ft.

Getting to work

The entire South Bay Construction took a collaborative approach to all issues and worked through pre-construction and construction processes with Blue Rise. We completed a speculative lab build of ~ 35k sq. ft. within the larger 66k sq. ft. BioSquare Silicon Valley facility.

BioSquare is market ready

BioSquare features R&D areas, lab support, infrastructure preparation, open and private offices with wonderful amenities for tenants. The market ready scope includes rooftop HVAC units, interior alterations to accommodate offices, and life science R&D laboratory spaces that include process utilities and benches for a plug-and-play experience for prospective tenants.

  • Freight elevator service for second floor labs
  • Robust Building Shipping and Receiving Capabilities
  • Wet and Dry Labs
  • 2,000 Amps @ 480 volt power and backup generators
  • New HVAC Systems with DDC controls

The space itself

Each ~32,000 sq. ft. floor features lab and lab support spaces, office and amenities, as well as common and circulation areas. The building provides a floor to ceiling height of up to 15 feet. Speculative interiors include existing casework and fume hoods, on-site redundant power capacity, and customizable space planning.

The building was constructed on reinforced concrete slab-on-grade with spread footings, and the two-story wall panels were cast on site and tilted into position. The roof has a built-up roofing membrane with modified bitumen capsheet, and the entryway is beautiful and welcoming with plenty of natural light. It has a fantastic location along East Trimble Road that offers prominent signage branding opportunities. Plus, BioSquare is in close proximity to the Biocube incubator, which is home to some of the most dynamic biotech startups.

This was a particularly important project to South Bay Construction because we were building a space that can truly improve people’s lives. There are such remarkable advances in biotechnology — imaging catheters to diagnose heart disease, patches that deliver therapeutic treatments through the skin, breakthrough drugs for disease treatment — and we are honored to have served a role in building a space where the next generation of biotechnology is developed.
