1091 Industrial: A Life Sciences Oasis in the Heart of San Carlos

We’re proud to showcase 1091 Industrial, a state-of-the-art core and shell building designed specifically to accommodate the needs of future life science tenants. This impressive three-story structure boasts 173,731 square feet of usable space and two levels of subterranean valet parking conveniently accessed from Industrial Road.

HGA, the project’s architecture team, created a modern and flexible interior layout incorporating a mix of laboratory suites, open office areas, and private offices. The design empowers future tenants with creative leeway to design workspaces that perfectly align with their specific requirements.

1091 Industrial goes beyond functionality. The design keys off of the surrounding landscape, featuring an outdoor gathering area for tenants and sustainability-driven landscaping incorporating the existing waterway.

 

Overcoming Challenges, Delivering Results

Building a life science facility presents a unique set of challenges, and not always in the ways you expect such as specialized laboratory requirements.

At 1091 Industrial, the building’s site bordered an existing waterway. A paramount concern for the client was mitigating potential impact on the waterway while ensuring a stable project foundation.

Fortunately, SBC’s extensive experience in similar projects equipped us to navigate this obstacle efficiently. We implemented a comprehensive shoring system, a proven technique that provided the necessary support and stability throughout the construction process.

This not only ensured the integrity of the building but also minimized disruption to the surrounding ecosystem.

The multi-tenant layout of 1091 Industrial presented another consideration. Each future tenant will have specific needs for their laboratory and office spaces. Our collaborative approach came into play here as well.

By partnering closely with the design team and client during the preconstruction phase, we were able to anticipate these potential variations and incorporate design elements that would offer maximum flexibility for future build-outs.

Building the Future Together

At SBC, collaboration and building relationships are at the heart of our success. For 1091 Industrial, the client, whom we had worked with before, brought us on board early in the preconstruction phase—a full year before breaking ground.

This extended timeframe allowed for in-depth discussions with the design team and client. We actively participated in brainstorming sessions, addressing various technical challenges related to design, structure, and technological integration.

The project team’s collaborative spirit ensured that the final design met the client’s vision and addressed the specific needs of future life science tenants.

To increase efficiency and control costs, our team also used Building Information Modeling (BIM) technology on this project. BIM utilizes 3D models to create a digital representation of the entire building. This enhances early design visualization, helps teams flag potential problems before they arise on the job site, and streamlines collaboration between architects, engineers, and construction teams.
